This architecturally bold residential project—an early 20th century building impressively combined with a modern extension—will offer 32 apartments and 1 commercial space in an attractive part of Prague 7 - Holešovice, a district with a rich cultural life and interesting food scene.

About the project
The historic Art Nouveau building will be meticulously reconstructed, after which it will showcase a sophisticated contrast between the original architectural elements and the modern three-story extension. The two sections of the apartment house will organically relate to each other not only in the exterior but also in the common areas. The existing south-facing balconies and bay windows will be joined by south-facing terraces facing the street and north-facing balconies facing the courtyard. Construction will begin in late 2025 and the project is scheduled to be completed in Q4 2027.

Apartments
The mix of apartments includes 32 efficiently designed units in studio to two-bedroom layouts and floor areas of approx. 30 m2 to 95 m2. Additional storage is offered in the basement cubicles that will be available for purchase, and the larger units in the project come with the option of buying one of the 15 parking spaces in the car stacker in the courtyard. All units will be offered for sale in a finished condition, including three-layer oak floors, large-format ceramic tiles in the bathrooms and sanitary ware from the reputable manufacturers Kaldewei and Hansgrohe. Facilities also include security class III profiled wooden entrance doors, painted interior doors, replicas of casement windows with exterior double glazing and brass handles in the street facade of the historic building, aluminum windows with triple glazing in the extension, and a preparation for exterior blinds on the south facade of the extension. Heating will be provided by the heat pumps.

Location
The major advantage of this project is its proximity to a full spectrum of urban amenities in the immediate vicinity and excellent transport accessibility. The building is just a 3-minute walk from the Tusarova tram stop, from which it is only 10 minutes to the center of Prague. In just a few minutes, you can easily walk to a metro station, the new Prague-Bubny Railway Station or take the HolKa footbridge to Karlín, which adds to the already rich offer of gastronomic venues. In addition, the Bubny district is being built in the middle of Holešovice, which will fill a long-standing gap in the urban development here and will bring new energy to the area, just like the new Prague Philharmonic concert hall. A number of surrounding sports grounds and the nearby Stromovka Park offer opportunities for active recreation, while U Vody Park with its community garden, seating, fireplace, children's playground, and outdoor gym also provides leisure activities.
