Thanks to a rapid economic boom, minimal tax rate, and a stable government, this island in the Indian Ocean has earned the nickname “the Singapore of Africa” over the past decade. They are generally part of resorts offering first-class services, including subleasing during the owners’ absence. They often come with a private pool or boat mooring,” says Lindner.
What makes Mauritius attractive to real estate investors, in his opinion? “A thriving financial sector, high legal enforceability, and a low income tax rate of 15% make Mauritius a top investment destination in Africa,” enumerates Lindner. “The island also has one of the most investor-friendly tax systems in the world. Property owners don’t pay a capital gains tax on resales, nor is there an inheritance tax, property tax, or wealth tax,” he adds.
Thanks to government-issued investment schemes, foreigners can actually own real estate in Mauritius and, when purchasing properties worth USD 375,000 (around CZK 7,900,000), they can also obtain permanent residence permits for their entire family. “Unlike rental structures in other tropical destinations such as Thailand or Bali, Mauritius offers long-term security and property protection,” Lindner emphasizes. “High quality and standards of living in a tropical paradise, with excellent international schools, private healthcare, modern connectivity, and a thriving expat community from Mauritius, make it an ideal place for families, retirees, and global entrepreneurs,” concludes Lindner.
